Minimum Month-to-Month Licence

1. Licence Term, Payments and Cancellation Policy

1.1 Licence agreements are offered on a minimum month-to-month basis and automatically renew unless cancelled in writing with a MINIMUM 30 days' notice prior to the next billing cycle. If proper notice is not given, the Licensee will be charged the full rent for the following month, regardless of whether the space is vacated. 

1.2 Licence fees are payable in advance and must be made via the official website: www.theofficeperegian.com.au.

1.3 All recurring payments must be maintained on time. Access will be cut if payments are not received.

2. Office Use and Conduct

2.1 The Licensee agrees to use the office suite for professional purposes only and shall not engage in any activity that may cause disruption or damage to the premises or to other occupants.

2.2 All Licensees must be courteous and respectful to other occupants at all times.

2.3 Excessive noise is prohibited. All video meetings must be conducted using headphones to minimise noise.

2.4 The Licensee agrees to respect the privacy and quiet enjoyment of all other office users.

2.5 The Licensee is not permitted to sublet, assign, or share the office suite or access credentials with any third party.

3. Cleanliness and Maintenance

3.1 The Licensee must maintain their office suite in a tidy and clean state at all times.

3.2 All dishes, cups, and utensils used in the shared kitchenette must be cleaned immediately after use. No mess is to be left behind.

3.3 Any perishable or unused food items in the fridge must be removed before expiry. It is the Licensee’s sole responsibility to keep the fridge clean of their items.

3.4 No items are to be hung, pinned, nailed or attached to the walls or surfaces of the office suite.

3.5 Damage to the suite, furniture, walls or equipment caused by the Licensee may result in repair costs being charged.

4. Shared Amenities and Energy Use

4.1 If the Licensee is the last to leave the office space, they must ensure that:
a) Lights are turned off,
b) Air-conditioning is switched off, and
c) Doors are properly secured.

4.2 All shared amenities are to be used with care and consideration. The kitchenette must be left clean and tidy after use.

5. Access and Security

5.1 Access to the premises is provided via electronic or physical key.

5.2 Passcodes, fobs, and keys must not be shared with any other person. Breach of this condition may result in termination of the licence.

5.3 Keys must be returned promptly at the end of the licence term or upon vacating the office suite.

5.4 Lost keys or access devices will incur a replacement fee.

6. Termination and Exit

6.1 Either party may terminate the agreement with 7 days’ written notice prior to the end of the current month.

6.2 Upon vacating the office suite, the Licensee must:
a) Remove all personal items,
b) Return any keys or access devices, and
c) Leave the suite in a clean and tidy condition.

7. Liability and Insurance

7.1 The Licensee occupies and uses the premises at their own risk.

7.2 The operator of the suites is not responsible for any loss, theft or damage to the Licensee’s personal or business property.

7.3 It is recommended that Licensees arrange their own business and contents insurance.

8. Changes to Terms

These Terms and Conditions are subject to change. Any updates will be notified via email or posted on the official website. Continued use of the office suite constitutes acceptance of any amended terms.
